Why the guides exist

Bathroom remodeling is an unusually opaque purchase. The most consequential decisions are made in the first two weeks, mostly about things that end up buried behind tile, and the homeowner making them is usually doing it for the first and only time. Meanwhile the price range is enormous and the reasons for it are rarely explained.

Most of the confusion in this market traces back to the same few things. Bay Area labor costs roughly half the budget, against a third nationally, so calculators built on national data come in badly low. A third of the housing here sits on a slab, which turns an ordinary layout change into concrete work. And California has its own contract rules on deposits, written terms and cancellation, none of which national advice covers.

So we wrote it down. Costs by scope, how long each stage really takes, how a shower is waterproofed, what an Eichler slab does to a project, and what belongs in a written quote. Read it before anyone prices your bathroom and the quote becomes a document you can evaluate rather than a number you have to trust.

How it works

1. Send the project over. Call or use the quote form with what you want done, roughly where the house is and when you would like to start.
2. One remodeler gets in touch. The project goes to the local bathroom remodeler who gets in touch to arrange a walkthrough.
3. Walkthrough and free quote. They measure the room, check what is behind the walls and under the floor, and follow up with a written price broken down by scope and a timeline.
4. Decide in your own time. The guides here give you the local numbers to read that quote against. There is no obligation either way.

What a well-run project looks like

• A written contract. California requires one above $500, caps the deposit at $1,000 or ten percent of the price, whichever is less, and gives three business days to cancel, five if the homeowner is 65 or over.
• Change orders in writing. Priced and agreed before the work goes ahead rather than appearing on the final invoice. Something turns up behind a wall in a house this old, and the paperwork is what stops it becoming an argument.
• Real waterproofing. A bonded membrane installed to one manufacturer's system, flood tested before tile goes on. That layer decides whether a shower lasts twenty years or leaks in three.
• A licensed and insured crew. Established remodelers in this valley carry a California contractor license and insurance as a matter of course, and it tends to show in how carefully the quote is put together.
