Los Altos borders Mountain View to the south and is one of the closest markets geographically, a short drive down Grant Road or El Camino. The housing is predominantly ranch-style on generous lots, much of it from the 1950s and 1960s, and the market has an unusually high rate of substantial remodelling and outright rebuilding. Bathroom projects here tend to be larger in scope than the same house would get elsewhere in the valley.
The typical Los Altos project is a primary suite rather than a hall bathroom: a separate walk-in shower and freestanding tub, a double vanity, often an enclosed toilet compartment. Budgets commonly run $60,000 to $110,000. Because the lots are large and the houses single-story, there is frequently room to expand the bathroom footprint into an adjacent closet or a section of the plan that is not earning its keep, which opens layout options that a Mountain View tract house does not have.
Foundation type matters as much here as anywhere. A good share of the 1950s and 1960s Los Altos ranch stock sits on slab, so relocating fixtures means cutting concrete and the same $1,500 to $4,000 per fixture applies. Where a house has a raised foundation, and some of the older and hillside properties do, the calculus changes completely and a more ambitious layout becomes affordable.
Los Altos runs its own building department and its own permit process. On the larger projects, particularly anything that alters the exterior or the roof line, the review is more involved than a straightforward interior bathroom. For a bathroom that stays inside its existing walls the process is comparable to Mountain View, and the contractor handles submission, inspections and closeout either way.
