Cutting an Eichler Slab Without Hitting the Heating

Mountain View has roughly 250 Eichlers with hot water tubing cast into the floor slab. How the tubing gets located before any concrete is cut, and why.

Mountain View has two Eichler tracts. The larger is the Fairview tract inside Monta Loma, about 200 houses built in 1954 to designs by Jones and Emmons. The smaller is Bell Meadows to the south, a later group by Claude Oakland. Together they come to somewhere around 250 to 275 houses, and almost every one of them heats itself the same way: hot water circulating through tubing cast into the concrete floor slab.

That single detail is the reason an Eichler bathroom is not a normal bathroom project.

What happens when the tubing gets hit

A saw blade through a radiant loop opens a leak inside concrete. The system loses pressure, the floor goes cold, and locating and repairing the break means opening more of the slab than the original cut. It is expensive, disruptive, and entirely avoidable.

The avoidable part is the point. This is not a risk that has to be accepted, it is a step that has to be taken before the cutting starts.

How the tubing gets found

The usual method is thermal. Run the heating so the loops are warm, then survey the floor with a thermal camera. Warm tubing shows up clearly against cooler concrete, and the runs can be marked on the slab surface directly. It takes an hour or two and it is the cheapest insurance on the whole project.

A few practical notes on doing it well. The floor needs time to develop the contrast, so the system runs for a while before the survey rather than being switched on as the camera comes out. Finish flooring over the slab slows and blurs the picture, so surveying after demolition gives a much clearer result than surveying through tile. And the marks want recording as photographs against fixed reference points, not just chalk on a floor that is about to get walked over by four trades.

Original tubing in the oldest of these houses is now past seventy years old. In some it is the original steel, which corrodes from the inside and is near the end of its service life; in others it has already been replaced or the house has been converted to forced air. Establishing which situation you are in is part of the same exercise, and a remodel is a sensible moment to find out.

Why the slab matters even without the heating

Set the radiant question aside and the slab still governs the project. Drain lines in a slab-on-grade house are cast into the structural floor, so relocating a toilet or a shower drain means saw-cutting, trenching, re-running pipe at the correct fall, then patching and curing. Reckon on $1,500 to $4,000 per fixture and several days of schedule, against a fraction of that in a house with a crawl space.

In an Eichler both constraints stack. The concrete is more expensive to open, and there is a reason beyond cost to open as little of it as possible. In practice, good Eichler bathroom designs tend to keep the fixtures close to the original wet wall and spend the budget on the room rather than on the floor. That is not a compromise so much as working with the logic the house was built to.

The ceiling problem

The other half of the Eichler puzzle is above your head. Post-and-beam construction with a low-slope roof means there is no attic void. Nowhere to run a duct, nowhere to bury a junction box, nowhere to drop a recessed downlight into.

So ventilation goes either straight up through the roof with a properly flashed jack, or horizontally out through an exterior wall where the bathroom sits on the perimeter. Both are ordinary details done properly and both are wrong if improvised. The one thing that must not happen is venting into the roof cavity, which in a house with no ventilated attic puts moist air exactly where it will do the most damage.

Lighting follows the same logic. Surface-mounted fittings, wall sconces and shallow-housing luminaires designed for this kind of ceiling all work. A standard recessed can, in most cases, does not fit.

What it costs and why

Eichler bathroom projects generally run $35,000 to $75,000. The premium over a comparable tract house is not finish, it is planning: locating the tubing, designing the drain route around a slab, solving the vent path and the lighting without an attic, and detailing anything that touches the roof plane properly.

The upside is that these houses reward the effort. Original terrazzo, mahogany panelling and period tile are part of what an Eichler is worth, and buyers who seek them out notice when they have been stripped out for something generic. Where the original bathroom is simply too small to work, the better target is a room that belongs to the house rather than a reproduction of 1954.
